About BlockWise
Built from real leaseholder work, not theory.
BlockWise was created after hands-on leaseholder work at Royal Quarter, where residents needed better transparency, stronger organisation, clearer reporting and a structured way to engage with freeholders and managing agents.
Founder story
Resident problems are rarely simple, but they can be made clearer.
Royal Quarter showed a familiar pattern: residents could see poor outcomes, but the evidence was scattered, meetings lacked follow-through and service charge questions needed a more disciplined format.
BlockWise exists to give leaseholders a calm, professional operating model. It helps residents gather the right information, frame the right questions and engage managing agents and freeholders with confidence.
The aim is not to replace specialist legal advisers or managing agents. The aim is to make the resident side better prepared: clearer records, sharper priorities, stronger communication and evidence that can be used by the right professional at the right time.
Operating principles
Calm challenge, practical evidence and resident-side accountability.
Transparency
Residents should understand what they are being charged for and what information is missing.
Organisation
Effective groups need roles, issue logs, meeting discipline and clear communication.
Better management
The goal is a building that is maintained, communicated about and governed more responsibly.
Advisory scope and disclaimer
BlockWise is not a law firm, not a managing agent, and does not provide regulated legal advice, financial advice, or regulated property management services. Our role is advisory and operational: analysis, documentation, resident-side governance support, meeting preparation, communications and evidence-led reporting.
